Occasionally we are asked to do a white box or vanilla shell project for one of our clients. However, we are often asked what “white box” means. This term is often used for a commercial real estate project that leaves a space as a large white room with no interior walls, paint, wall coverings, plumbing fixtures, upgraded electrical, or other finishes except for what code requires.
White Box Build Outs
White boxes are created for commercial property as a blank canvas that gives the future tenant plenty of room to create and design the finish they want when they move into the facility. A white box comes ready for tenant improvements, which are to be completed once the lease agreement has been negotiated and executed.
White box locations do include the basics such as a roof, exterior windows, doors, ceiling, basic flooring, ventilation, basic heating and air, and other items required by code such as bathrooms or fire protection. This form of construction is usually always completed for commercial owners who are looking to market a property to a future tenant.
Cook General Contracting is in the process of finishing up a white box project for two suites at the Roswell Marketplace. Roswell Market Place is a 103,300-square foot neighborhood center anchored by Sprouts Farmers Market in Roswell, Georgia, just north of Atlanta. The center was redeveloped in 2016 by Colliers who is currently preparing two additional suites for future tenant occupation. This property is situated at the lighted intersection of Alpharetta Highway and Mansell Road, Roswell Market Place offers high visibility and prime exposure in the desirable Roswell area.
Cook is also working on building out an additional suite in Roswell Marketplace for the newest Sage Dental location. This is one of the several new locations for the Sage Dental franchise that Cook has introduced to the Atlanta Market this year along with Sage locations in sag, Suwanee, and Tucker.
Roswell Marketplace is located at 10800 Alpharetta Highway, Roswell, GA 30076 Cook General is currently working on preparing Suite 180 and 182 for Collier’s to provide to future tenants in this prime retail area. Suite 180 features 3,200 sq ft of space and Suite 182 measures at 1,720 sq ft of space for future business owners.
