Design-Build is a method of executing projects, in which the design and construction are contracted by a single company. Design-build relies on a single point on accountability and minimizes risks for the owner. This method decreases the delivery schedule by overlapping the design phase and construction phases of the project.
The design-build approach alters the traditional work timeline, making it much more efficient and cost-effective. The design-build team manages all contracts with companies, such as subcontractors, equipment vendors, and materials providers. This allows for better communication between both owner and the design-build team, as well as the team and outside vendors.
